How does the First Time Home Buyer Tax Credit Work?
On July 30, 2008 Congress passed into law the Housing and Economic Recovery
Act of 2008, which allows first time home buyers to take a $7,500 tax credit from the purchase of a single-family home. Any
home buyer who has not owned a home in the past three years is eligible for this tax credit, and some home buyers who are
not U.S. Citizens may also apply.
The tax credit operates like
a zero-interest loan. Assuming that interest rates are 7% during this time frame that would mean that a home owner saves up
to $4,200 in interest payments over the 15 year repayment period of $500 a year. For example, the home buyer tax credit saves
home buyers more than $8,100 in interest payments alone. The program is a tax credit because it operates through the tax codes
and provides a reduction in tax liability in the year it is claimed. For more information about how this tax credit works,
