 My immediate and extended family has been in the homebuilding business since the 1930's. S&P Framing, a family
run business, has won numerous awards because of its contributions to the local homebuilding industry: Louisville Homebuilders
Association of Louisville's 2005 Associate Contractor of the Year Award; Homebuilders Association of Kentucky's 2005
Presidential Leadership Award, and the National Association of Homebuilders 2006 Safety Award.

Imagination to Reality
Phase I - ImaginationBuyers looking to build a new home need help navigating
through the maze of building a new home. I help buyers identify financing options, pick out a site/lot to build on, identify and consult with the builder, and setup appointments
with the draftperson to design the blueprints of their dream home.
Phase II - Customization of your dream home! Provide
assistance to buyers in the preparation of a contract with specification and allowances. The specs on a home cover everything
from hardwood floors, countertops, and bathroom fixtures. Once the specs have been outlined, all of the construction costs
have been identified, and the buyer can move forward with a contract on their new home. I'll be there to help you identify
the quality items that will help you get a return on your investment, so that when you later go to resell 5, 15, to 20 years
from now, you made quality decision from the start. The decisions you make on your new home will be important for your longterm
investment down the road.
Phase III - Expectations Once all of the items have
been identified, I will continue to monitor the progress of your new home with you. What should you expect along the way?
When working with professional builders or developers, you shouldn't have to worry about every stage of the home building
process from when the basement is poured, to the framing of the home, to when the bricks are laid and the drywall and decorating
is complete. I'll make sure that you are working with trusted builders, so that you can allow them to execute this process
for you without worrying about the headaches along the way. As the builders work on the finishing touches, I'll be there
to guide you through closing.
Phase VII - Reality When the home is complete, I'll
be there at closing and I'll be there to backup your investment down the road when you wish to resell your home. The lot
that you pick, the builder that you choose to work with, and the decisions that you make along the way about where you want
to live are extremely important to one of the biggest investments that you make in your lifetime.
Services offered to Builders and Developers
If you would like to work with a REALTOR who can be an intermediary between your building business and
potential buyers, I will work with you to make this process seamless and hastle free. I can offer you assistance with the
following: assisting buyers with financing, offer my expertise in advertising and marketing properties, meet with potential
buyers on site, and provide Open Houses as often as needed to sell your homes.
